Welcome to Umbrella Properties, My name is Franklin Folahan, and I am the Chief Executive Officer of Umbrella UK properties Ltd. The dream that became umbrella properties began with a simple desire to earn a passive income, and through diligent management, it has grown into fully-fledged property investment and property management company. One arm of our business buys, renovate and let properties either as a short term let on platforms such as Airbnb or to private tenants through assured shorthold tenancy. We also provide property management services to Landlords who would like to increase the yield of their portfolio through our proven strategies. Project 1: Birmingham Extension

This side extension was built to add value to an existing three-bedroom house by creating a private studio apartment that would help increase the property's rental yield. The whole process from plan to completion took four and a half months. The total cost of the build was £25,000, and upon completion, it added £50,000 to the overall value of the property.

Project 3: Birmingham Out Building

The day the estate agent took me to view this property, it was the third of the four properties I had booked to view that day. It was a three-bedroom semi-detached property with a massive garden. It was love at first sight, not because I wanted to plant shrubs but because I hoped I could build something on the land. The asking price was £140,000, I made an offer of 130,000, and we settled at 135,000. After the structural survey identified some issues, I threatened to pull out, and the landlord dropped a further £5,000, so I ended up buying it for £130,000. I then spent a further £70,000 to renovate the three-bedroom house, build a side studio apartment next to the main three-bedroom house and another studio apartment in the back garden. In return for the £200,000 spent, I had a modern three-bedroom house and two studios flats within this piece of land. Three buildings generate a Combined 16.2% annual rental yield.

Project 2: London Woolwich

I constantly advise my student to stay away from flats, and whilst I stand by this advice, I own several flats despite this advice. I strongly believe that flats have many hidden costs that can prove disastrous for those who are not adept at navigating this fine line. This ex-council flat in South East London needed a lot of work, but it did have a few things going for it as far as council flats go. It was on the first floor of a four stories council flat. It is within 5 minutes walk of a train station and in a good area. The flat was bought for £180,000, and it took 21 days and £15,000 to Renovate it. The flat has an annual rental yield of 13.5%.

Project 4: London Canning Town

Our renovation of Umbrella properties: London Excel. The actual work took 23 days to complete and cost £18,000, but we are proud of the outcome, and we know that our guests love it too. Thank you for your continued support of our effort. This property was purchased for £380,000, and it has an annual rental yield of 15.8%
